How much can you make investing in Airbnb properties in Gatlinburg? One host said he made $160K in a year

When a wildfire raged through the Great Smoky Mountains in 2016, burning over 17,000 acres of land, some Gatlinburg neighborhoods had no plans of rebuilding. 

Two years later, Zack Shields, his mom and stepdad got to work. Lot by lot. Cabin by cabin. 

Between the three of them, 10 of the 13 lots in one Gatlinburg community were bought and they began rebuilding. But Shields' mom and her husband realized managing properties wasn't for them, so Shields took over. 

Now in 2021, Shields owns two properties, manages another two and is in the process of building seven more, which are scheduled to be done by 2023. 

According to short-term rental analytics company AirDNA, Gatlinburg and Pigeon Forge are ranked No. 5 and No. 6, respectively, on the Best Places to Own Rental Property for 2020-21 list. Sevierville is ranked third behind Palm Springs and La Quinta, California. 

There are over 1,800 active properties in Gatlinburg with an annual revenue potential of $55,439, according to AirDNA. In Pigeon Forge, there are over 1,000 active properties with an annual revenue potential of $51,857. 

Shields said it's possible to clear $55,000 in three months, depending on the season. In the summer, his properties bring in between $15,000 to $18,000 a month. But during slow months like January and February, the average is about $5,000 to $7,000.

Buying into the investing game

Shields got in the investment property game right out of college. 

He bought his first house near the University of Central Florida in Orlando in 2013 about a year after he graduated, and charged two of his friends for rent. When he moved to California in 2015, he kept the house and rented it out. He made a small profit, he said, but it paid off.

His entrepreneurial nature carried over into his mom and stepdad's venture to Gatlinburg in 2017. 

When Shields' mom remarried, they celebrated with a cross-country RV trip and passed through Gatlinburg. That's when they learned of the wildfire from the year before. They relocated from Florida to the Gatlinburg area, bought some land and started building. Within months, their first cabin was listed on Airbnb and Shields couldn't believe the outcome. 

"I had never seen real estate give those kind of returns and though it just seemed way too good to be true," Shields said. "It wasn’t."

In 2018, the three of them purchased 10 of 13 lots in a burned down neighborhood.

Managing rental properties through a pandemic

Shields first solo cabin business venture went online in March 2020. 

"Perfect timing," Shields said. "Three days before my loan was supposed to close, I received a call from my lender and they were shutting down with no re-opening date in site."

Things were not looking good, Shields said. The vacation rental business and the real estate business were unpredictable as ever. All of his family's properties sat vacant for about two months. 

But in late May of last year, the bookings across his family's properties started to roll in.

Shields put his cabin on the market again in June 2020 when it could actually be rented out. It was booked 100% through August, he said. In August, he was able to close on the cabin with his lender. 

"It was absolutely insane, he said. "Gatlinburg was poppin'."

Shields said from June 2020 to May 2021, the gross revenue for the cabin was about $160,000. 

Next door is Shields' second property that was finished this week. Now in the furnishing phase, the Airbnb is online. Within hours, Shields said he had three confirmed bookings— and he hadn't even uploaded photos yet. These bookings would bring in about $5,000 a week, he said. 

"Why someone would pay $5,000 for a cabin that they haven’t even seen photos of yet is beyond me, but it happened multiple times," Shields said.

This property is expected to bring in about $200,000 in revenue annually, Shields said. 

The two properties that Shields manages, that belong to his mom and stepdad, bring in about $100,000 a year each, he said.

Gatlinburg vs. Nashville rental home market

Shields said he has seven cabins left to build — but he's probably going to be a little bit closer to the action this time around. In the next three to five years, Shields is looking to expand his vacation rental homes into the Nashville market. 

Nashville is ranked No. 18 on financial company IPX1031's "Best Cities to Invest in Airbnb" list, compiled from data made available by short-term rental analytics database AirDNA. A host can make $17,100 a year based on the average $209/night price.

The Nashville rental home market is where another Airbnb investor and YouTuber Michael Elefante thrives. In a TikTok video, Elefante shared how much his two Nashville and two Gatlinburg properties made in June. 

For four vacation rental homes, Elefante said the revenue totaled over $65,000, before operating expenses and debt service were factored in. He said the total cash flow for the month of June was about $37,500.

His Gatlinburg properties alone accounted for $26,835 of the total cash flow for the month of June. 

One property, a renovated four-bedroom that sleeps up to 16 people was booked all 30 nights of June. The total revenue was over $22,000, operating expenses totaled just over $2,400 and the debt service was about $2,000, so he made a $17,655 profit. 

The second Gatlinburg property is also a renovated four-bedroom house. It was booked 27 nights in June, bringing in about $24,200 in revenue. Operating expenses totaled over $3,800 and the debt service was about $2,000. After splitting this rental property with another investor in half, he walked away with $9,180, he said.

According to, the global vacation rental market — an $87 billion industry — is expected to grow 3.4% from 2020-27. 

Shields spoke to his cabin-owning friends and even in the worst economic times — COVID-19 and The Great Recession — there's always family reunions, there's always bachelorette parties and there's always vacations. 

"Despite the very lucrative financial aspect, it's also rewarding to read reviews of amazing memories that families were able to make for visiting my properties," Shields said. "Or hearing the excitement on my security cameras when they open the door for the first time."
